From highway remnant to business hub: Eden Prairie project OK’d

 
 

A vacant property north of Highway 5 and west of Wallace Road and Martin Drive may soon be home to a 52,000-square-foot office-warehouse building.

The project was approved Tuesday, March 4, by the Eden Prairie City Council on a unanimous vote.

No end user has been identified for the building, currently called the Highway 5 Business Center. It would be built by Edina-based Endeavor Development, the same company that recently received approval from Eden Prairie to demolish the vacant American Family Insurance campus north of Crosstown Highway 62 and construct two industrial buildings there.

Endeavor Development and HM Cragg announced a 92,224-square-foot lease for HM Cragg at Endeavor Development’s Nexus at Opus Park redevelopment, a two-building, 174,230-square-foot industrial development in Eden Prairie, Minnesota.

The critical power solutions company is relocating from 7490 Bush Lake Road in Edina and will open its new facility in early 2026.

CBRE’s James DePietro and Matt Oelschlager represented the landlord and developer, Endeavor Development, in the lease negotiations. Jay O’Brien of Great Places Company represented HM Cragg.

Nexus at Opus Park is a redevelopment of the former American Family Insurance office campus. Demolition on the 14.4-acre site is scheduled to begin in March 2025, with both buildings expected to be delivered in Q4 2025.

The site is located in the mixed-use Opus Park, near the intersection of highways 169, 62 and Shady Oak Road. Additionally, it’s within walking distance to the newly built Southwest Light Rail Opus Transit Station, Shady Oak Retail Center and 6 miles of recently upgraded lit walking trails.

Edina-based Endeavor Development is planning to construct a new industrial building at the site of American Family Insurance's offices in Eden Prairie.

 
 

Edina-based Endeavor Development is planning to construct a new industrial building at the site of American Family Insurance's offices in Eden Prairie.

The planned 185,733-square-foot building would be called Nexus at Opus Park, located on the edge of Opus Business Park, a longtime office and industrial hub that's been recently adding housing. The new development would sit on a 14.4-acre site currently occupied by three office buildings and a parking ramp owned by Madison, Wisconsin-based American Family Insurance.

The new building would have a 28-foot clear height, 272 car parking stalls, a 130-foot-deep truck court, 12 dock doors and two drive-in doors, according to a marketing brochure. It's being planned as a speculative development but there's already been interest from potential users, said Endeavor Principal Josh Budish.
